What to Look For at a Home Showing: A Buyer’s Checklist That Goes Beyond Pretty Photos

Photos can make any home look amazing, but showings are where you see the real story. When you walk through a home in person, it’s important to look past the décor and focus on the things that matter long-term.

Here’s a simple checklist to help you stay focused during a showing:

Pay Attention to the Layout & Flow

Does the floor plan fit your lifestyle?
Is there enough space where you need it most?
A pretty kitchen means nothing if the layout won’t work for your daily routines.

Check the Age of Major Systems

You can’t always see everything, but look for signs of:

  • older HVAC units
  • aging waters heaters
  • older roof shingles
  • electrical panel age

Costly items matter more than paint colors

Look at the Windows & Natural Light

Open and close a few windows if possible.
Check for drafts, fogging, or rot around the frames.
And make sure you love the amount of natural light during the day.

Don’t Ignore Smells, Drafts, or Temperature Differences

If one room feels hotter, colder, damp, or smells off, that’s a clue.
Sometimes small things point to bigger issues.

Watch How the Home “Feels”

Traffic noise, neighbors, lighting, driveway angle, parking, all the things photos never show.
Stand still and listen for a few minutes. You’d be surprised how much you can learn.

Take a Peek at Storage

Is there enough room for seasonal items, cleaning supplies, or tools?
Closets, attics, garages, pantries, these aren’t glamorous, but they make daily life easier.

Check the Exterior

Walk around the outside.

Look for:

  • Siding issues

  • standing water
  • grading problems
  • conditions of decks, porches and railings
